The Roosevelt Lofts Facts

By Far my favorite project in Downtown, since they started redeveloping the area. The RL has about 250 units and more than 50 different floor plans. They will be adding three more levels to the building to allow space for the pool and the two level penthouses.
This project has it all, pool on the roof (better than court Yard pools that will never see the sun), gym, valet parking in the building + guest parking, massage, tanning room, hydro-therapy. Unbeatable location, walking distance to everything downtown has to offer. Prices are competitive and the finishes are great. IF YOU WOULD LIKE TO PURCHASE AN UNIT IN THIS PROJECT OR JUST NEED MORE INFO GIVE ME A CALL. I have a good relationship with the builder and my clients don't have to get in line to pick an unit, they can do that on their first visit.

Ocean View Lofts in Mexico

Loftway is proud to present a new partnership with the projet Waterfalls at Malibu. You can buy a 1,700+ sq ft loft 300 meters from the ocean in a close condominium starting at $250k. is only 15 minutes drive from San Diego in Baja. The Baja market is a great place to invest and maintenance cost are much lower there. This is brand new construction never lived in. Is an amazing deal and I got one myself.

Best Pool in Downtown

I used to think that the pool at 1100 Wilshire was the best pool in town, but after being at the Eastern Columbia building I realized that is not anymore.
Is not only the nicest roof deck with the best views, but they a have speakers , a fireplace and a gym up there.
There are also a few Penthouses available and the lucky ones will have the pool outside of their patios. Is almost like living in a house.

Best Penthouse in Los Angeles

For those who are not familiar with the Elleven building. There are four amazing corner penthouses. The best among them is this one that is current for lease for $9,900 per/month. It has unobstructed views of Downtown and in my opinion is the best unit available on the market.

Market Lofts versus Roosevelt Lofts

Market Lofts

Cons:

- Pool in the center of the building usually does not get light all day.
- Parking is across the street and uncover until they build the lot next door.
The Grand Ave Lofts that was built in December 2005 still does not have covered parking.
- High HOA's.
- Student housing feel, very dense.
- Some units are very narrow.
- Refrigerator is considered an upgrade and will cost you.
- Most units don't have views.

Pros:
- Location.
- Amenities.
- Close to future LA Live.
- Retail below.

Roosevelt Lofts

Cons:
- Most units don't have views.

Pros:
- Roof deck pool.
- Valet parking in the building.
- Guest parking.
- Great location next to Subway and Restaurants.
- The Restaurant citizen Smith will be occupying the first floor and will deliver to residents.
- More amenities than any other building in Downtown.
- High end feel with great finishes.
- Low HOA's compared with other buildings.
- Large variety of floor plans.
- Historical building might be eligible for the Mills Act (breaks on property taxes).
- Subzero refrigerator included in the price.

Market Lofts facts

About two weeks ago I did a hard hat walk-through at the Market Lofts. The outside of the building is close to completion and the inside won't take too long. They are actually ahead of schedule.
Downtown residents should have a new supermarket and lofts by the end of July.
I was recommending The Market Lofts to all my clients as the safest and best investment in Downtown. They have the amenities, have the location and start in the low $500's.
I think the project is great, but in my opinion The Roosevelt Lofts is a much nicer option.
A few points that you might not know:

  • The supermarket will not be a Ralphs anymore, it will be a Fresh Produce. Is a higher end version of Ralphs and there are only five in Los Angeles.
  • The parking is across the street unitl they build out the adjacent lot.

Great views and hotel style pool

1100 Wilshire is almost ready. One of the nicest buildings out there. The pool is a dream and reminds me of Miami. They are about 90% sold. They still have units starting at $527k. Buying there can be a challenge, since buyers can only come from 2:30 pm to 3:30 pm to look at units and are always rushed by the sales staff. Melrose/Highland Lofts

One of my clients just opened escrow to buy one of these units. They have 2000 sf Lofts on Highland and 3000 sf Lofts on Melrose. The units are very similar in both buildings. I used to drive by all the time and was surprised when I finally saw the units. They looked nicer than I expected. They are truly live/work lofts and units have a nice layout. They feature direct access parking, roof decks, hardwood floors and nice finishes. Another good idea was to leave the walls on the second level ready to be opened if the buyer would like to purchase two units and connect them. The ones on Highland are ready and the ones on Melrose should be done in August.

As the market shifts to a more balanced market, we start to see more and more builders collaborating with brokers.
There was a time when the builders had long waiting lists and could sell their projects without our help. Today most projects need our help to sell and market their units. Once underestimated, the power of the agents, has proven to be a powerful tool and more than ever a much needed one.
When the builders do that everyone wins, the agents, the builder and specially the buyers.

1100 Wilshire update

I went to the 1100 Wilshire open house last weekend. The building is looking really good. The lobby, glass elevator and the pool are impressive. The views are amazing and the finishes are nice. Most units can't really be called lofts, since they have walls separating the bedrooms.
I think the SKY lofts are nicer inside and better located, but the pool and views definitely attract me to the building.

Biggest Loft I have ever seen

I just listed the biggest loft I ever seen for lease. Is about 3,716 sf. It features hardwood floors, skylights, balcony, nice kitchen and bath. Is the largest unit in the Molino building and includes 2 parking spots. Is ideal for roommates or businesses specially art galleries. I decided to mention here, because I have never seen a loft so big. Is listed for $4,900 a month.

SKY Lofts look great

The SKY lofts are almost ready. The developer expects to start moving the first floor on July 2006. This picture is from the smallest unit in the building. The finishes are great and there is a huge walking closet. The views are amazing and the location is very convenient.
