After rescuing the Bellevue Lofts project in Angelino Heights from delays, bankruptcy, and years of despair, Lion Real Estate Group is looking to move on says Eastsider LA. In those heady, pre-recession days when million-dollar condos with killer freeway views seemed like a good idea, the 1920s-era lowrise brick building was known as the Brownstone Lofts and was being redeveloped as swanky condos. But the developerwent bankrupt before finishing the project, so Lion swept in, gave the building a new name and swapped the condo plan for 55 pricey studio, one- and two-bedroom apartments. Lion poured $14 million into Bellevue to finish the renovations, installing elevators and building a parking garage, and now they want to cash out. Anyone with$21 million burning in a hole in their pocket can step up and expect to make nearly $1 million a year in net income, per Loopnet’s listing. If that’s not sweet enough, the listing also references a new study indicating that Echo Park rents are due to rise a staggering

Today I was at a negotiation class. Its a two day 15 hour course to polish my skills in negotiating. Good brokers are always trying to acquire new skills and improve the ones they already have. Real Estate is always evolving and to be the best at what you do, you have to do that. 

Some brokers take the time to do that and some don’t. Maybe you havent noticed before, but some brokers have some funny letters and abbreviations next to the their names on business cards and other advertising.

These funny letters are called designations and certifications. Each one stands for an extra class or course the broker took to extend his skills and do a better job for his clients.

I have about 5 different ones. CPM, GREEN, RCCS.

Here is a list of designations, so next time you see one you will know what it means.

Toy Factory Developer Makes Indie Movie About Moving to DTLA

This is a new level in neighborhood marketing: Leonard Hill, one of the principals at Linear City, the company behind the Arts District’s Toy Factory and Biscuit Lofts has produced a movie called Dorfman in Love, “about a woman “whose life is transformed when she leaves a dreary existence taking care of her father in the San Fernando Valley and moves into a downtown loft to cat-sit for a friend.” (Hill is a former producer who actually got started writing for Adam-12.) The LA Times reports the indie, which stars Sara Rue (and Brad Leong and Elliott Gould), “filmed over 20 days in the Toy Factory Lofts (using Hill’s office as a location) and various downtown sites, including the Central Library, the Los Angeles Flower Market, Little Tokyo, Santee Alley, Pershing Square, Angels Flight Railway, Chinatown, Union Station and a subway line.” The subway! That’s some real DTLA cred. Hill says that “Making movies is more fun than making buildings.” Dorfman in Love comes out March 22.
